The home inspection is one of the most important steps in buying a home. It is also the moment when many first-time buyers feel the most anxious. Here is what to expect and how to handle the most common issues.
1. Foundation Concerns
North Texas soil is known for its expansive clay, which can shift and cause foundation movement. An inspector may note hairline cracks or settling. Some of this is normal, but significant issues should be evaluated by a structural engineer. Do not panic - many foundation issues are manageable and can be addressed with proper repair.
2. Roof Condition
Hail and wind damage are common in North Texas. Your inspector will note the age and condition of the roof. If there are concerns, we can request a roof certification from a licensed roofer, negotiate a repair credit, or walk away if the issues are too significant.
3. HVAC Issues
Given the Texas heat, your HVAC system is critical. An older system or one that is not functioning properly can be expensive to replace. We can negotiate repairs or a replacement credit with the seller - this is one of the most common negotiation points in our market.
4. Electrical and Plumbing
Older homes may have outdated wiring (knob-and-tube or aluminum) or galvanized plumbing. These are safety concerns that should be addressed before closing. Your inspector will flag these, and we will work together to determine the best path forward.
5. Termites and Pests
Texas is termite country. A termite inspection is separate from the general home inspection and is typically required by lenders. If active infestation is found, the seller is usually responsible for treatment before closing.
What to Do Next
The inspection is not a reason to panic - it is a reason to be informed. Every home has issues. What matters is understanding which ones are serious, which ones are negotiable, and which ones you can live with. That is where I come in. I help you prioritize and negotiate so you can move forward with confidence.
